Pre-construction termite treatment involves applying solutions to the soil and foundation areas before the slab goes down and the structure goes up. It protects the ground with a chemical barrier so that termites cannot breach the structure from below.

The primary method is soil drenching, also known as blanket spraying. A licensed pest control technician applies a diluted termiticide solution directly to the soil after excavation and before the concrete pour, while the ground is still fully open and accessible. 

For the barrier to be effective, the termiticide needs to penetrate to a depth of at least 1 ft (30.48 cm) and cover the full width of the foundation perimeter. Once the concrete is poured over treated soil, the barrier is sealed in place. 

When applied correctly, a soil drenching treatment remains effective for up to three years. However, the timing is non-negotiable. This treatment has to be scheduled during foundation preparation, before groundbreaking. 

Pre-construction treatment is the right call for new builds, building extensions with new foundations, and major renovations that involve resetting the foundation from the ground up.

What Is Post-Construction Termite Control?

Post-construction termite control is treatment applied to a structure that is already built. Instead of building a barrier from below, post-construction treatment works from the outside in. It intercepts termites before they reach the structure and eliminates active colonies where they’re found.

A complete post-construction program typically involves soil treatment via perimeter injection, above-ground bait stations (AGS), and in-ground bait stations (IGS).

In soil treatment, technicians drill access points along the foundation perimeter and inject termiticide directly into the soil every three meters. This establishes a chemical barrier as close to the foundation as possible given the constraints of an existing structure. It won’t cover the full underside of the slab, but it creates a treated zone that termites have to cross to reach the building.

For above-ground stations (AGS), units are installed directly on active termite mud tubes or other visible signs of infestation on the structure itself. The bait station is placed right on the active trail, and it uses the pests’ foraging habits against them. Termites feed on the bait, carry it back to the colony, and the colony is eliminated from within.

Meanwhile, for in-ground stations (IGS), units are installed in the soil at regular intervals around the building perimeter. Unlike AGS, they don’t wait for visible activity. They’re positioned to intercept termites as they forage through the surrounding soil, before any infestation reaches the structure. Each station is checked on a regular monitoring schedule.

Why Pre-Construction Treatment Is the Stronger Long-Term Option

The real advantage of pre-construction treatment is that it creates a continuous barrier beneath the entire foundation. That barrier is sealed in place by the concrete above it.

After construction, it’s more difficult to treat the area under the foundation. You’re drilling through concrete, working around utilities, and treating in sections rather than as a single continuous application. You can still achieve solid protection after construction, but you’re building it in pieces rather than laying it in whole. This can take up more time and labor.

Pre-construction treatment has a longer protection period than post-construction treatment. Labor is more cost-effective because soil is exposed. Product coverage is complete because there are no obstructions. 

The non-negotiable trade-off is that this only works before the foundation goes in. Once the slab is down, that window is permanently closed, and post-construction methods cannot fully replicate what soil drenching achieves. However, the site can still benefit greatly from post-construction anti-termite treatment.

Post Construction Treatment Is Still the Right Move

If the building is already up, post-construction treatment isn’t a downgrade. It’s just a different starting point, and it’s still effective when properly scoped and executed.

Soil injection along the foundation perimeter can still provide protection around the structure’s base. Meanwhile, bait station programs stop colonies before reaching the structure and eliminate them at the source.
